NEW HAVEN PLANNING BOARD MEETING HELD JULY 19, 2017
Call to Order: Linda Bond-Clark called the July 19th meeting to order at 7:00 p.m. at the New Haven Town Hall. Roll call: Linda Bond-Clark, William Calderone, Patricia Parkhurst, Kathy Phelps, and Frederick Wilbur present. James Searles and Robert Parkhurst absent.
Michael & Deborah Stanley Variance: Michael & Deborah Stanley have submitted an application for a variance to build a garage 10 feet from the property line at 30 Pleasant Point, Tax map # 081.17-01-06.
Public Hearing: The public hearing was opened at 7:00. No members of the public were present and no letters have been received regarding the proposed variance. The public hearing was closed at 7:10.
Distance from western property line.
Basis for Consideration:
The location of the proposed building is up hill far enough that it is not encroaching on the embankment to the lake.
The applicant submitted letters from both owners of the property to the west showing support for the project
The project does not significantly affect the neighborhood.
The lot size is sufficient (9.5 acres).
There is sufficient road frontage.
There is no need to hook to water.
The maximum height of the building will be 16 feet 3 inches plus or minus.
The proposed building will be more than 100 feet from the high-water mark.
No neighbors came to the public hearing, called or sent letters expressing concerns with the proposed project.
Variance Approval: Motion by Kathy Phelps, second by Frederick Wilbur, to approve the variance application of Michael & Deborah Stanley to build a garage 10 feet from their western property line. Linda Bond-Clark, Aye; William Calderone, Aye; Patricia Parkhurst, Aye; Kathy Phelps, Aye; Frederick Wilbur, Aye Carried.
Maps: Fred Wilbur demonstrated some maps that are available to the board to help in assessing applications.
Adjournment: Meeting adjourned at 8:34 by motion of Kathy Phelps, second by William Calderone. Unanimously carried.
